Derelict Johnstone petrol station could be transformed as plans for roadside services put forward

Grove Retail has submitted an application for planning permission for a redevelopment of the old Benston garage in Beith Road.

A derelict petrol station in Johnstone could be transformed into a roadside services if fresh plans are given the green light by Renfrewshire Council.

Grove Retail, owner of the brownfield site, has submitted an application for planning permission for a £1 million redevelopment of the former Benston garage in Beith Road – a known eyesore in the town.

If approved, the project will lead to the creation of a single-storey retail unit with an ATM – which it expects Tesco to occupy – as well as car-washing facilities, a laundry unit, electric vehicle charging points and dozens of jobs.

A planning statement, prepared by Gray Planning and Development on behalf of the applicant, outlined the thinking behind the proposal.

It said: "The applicant proposes to redevelop the former petrol filling station and associated shop to create a local convenience retail store along with road-side facilities including six electric vehicle charging points, car and cycle parking.


"The existing access would be altered and a new spine road introduced to serve the new development. New drainage and landscaping would be introduced.

"This is not a speculative development; the applicant has purchased the site and anticipates that operator Tesco would be occupants of the building in 2026, owing to the limited new build and construction requirements associated with this proposal."

The overgrown plot has been vacant since 2013 and its condition has deteriorated into a state of severe disrepair during that time.


However, it is hoped the proposal – if given the go ahead by the local authority – will breathe new life into the spot, including the creation of a total of 25 full and part-time jobs.

The statement added: "The proposals will bring this unsightly, long-term vacant site fronting Beith Road back into use, enhancing the streetscape and making a positive contribution to the appearance of the local area in south-west Johnstone."

There are a mix of uses in the immediate area, ranging from residential properties and Johnstone High School to a community centre and golf club.

A decision will be made on the application, which was validated last week, at a later date.
